Can tenants stay in their units during a trenchless repair?

Yes. Most of our work is performed in common areas or utility spaces. When we do need to enter individual units, we coordinate through management, work efficiently, and leave the space exactly as we found it. There are no chemicals involved in either sewer lining or duct restoration that would compromise indoor air quality.

How much downtime should residents expect without drain service?

Very little. Our cured-in-place sewer lining uses a UV cure system that hardens the liner far faster than older steam or ambient-cure methods. On project days, we provide management with a clear window for when drain service will be paused and when it will resume.

Do you work directly with HOAs, or with property management companies, or with facility engineers?

All of the above. We've been contracted directly by HOA boards, by the property management companies that HOAs hire, and by the engineering firms that support building mechanicals. We'll coordinate with whoever manages the infrastructure.

What types of properties do you most commonly work with?

Multi-unit residential buildings, condos and townhomes, senior living communities, churches, hospitals, commercial buildings, and mixed-use properties. Building age, pipe material, and layout aren't limiting factors — we've worked across the full range.

Do you offer emergency response for active backups?

We don't provide emergency response service. Once an issue is reported, we can typically schedule a camera inspection within about a week, and from there we build a project plan around your building's schedule.

What kind of documentation will we receive after an inspection?

Every inspection produces a detailed written report with video documentation. You'll receive a shareable link you can forward to owners, board members, engineers, or maintenance vendors — no downloads, no file management required.

What's the life expectancy of a lined sewer or restored duct?

Our sewer lining projects are backed by a 50-year transferable warranty, and our air duct restorations carry a 15-year transferable warranty. Once the work is done, it's off your capital planning list for decades.

Recurring Sewer Backups in Multi-Unit Buildings

In apartment buildings, condos, and townhome communities, aging cast-iron sewer pipe is the single most common source of tenant complaints. Over decades, cast iron develops a thick, jagged scale on the interior of the pipe. Waste catches on the buildup, blockages form, and backups follow. The scale can also hide structural cracks and thinning — meaning by the time a plumber snakes the line, the underlying pipe may already be compromised.

In a single-family home, a backup is bad enough. In a multi-unit building, it's worse: waste from other units can back up into a tenant's fixtures, and one blocked line can affect several residents at once.

We start with a full camera inspection of the affected units and the main line, then locate and map the underground pipe network so management has a complete picture of what's in the ground. From there, we build a phased plan that typically includes installing clean-out access points where needed, followed by cured-in-place sewer lining or epoxy coating — restoring flow and reinforcing the pipe wall from the inside.

Water Intrusion and Air Quality Issues in Underground Ducts

Ground-floor condos and townhomes with underground HVAC ducts are especially vulnerable to groundwater seepage. Water in the ductwork leads to musty odors, poor airflow, mold concerns, and sand or debris blowing out of the air registers into residents' living spaces. In more than a few cases, we've also identified fresh-water plumbing leaks that plumbers had been unable to locate — by inspecting the ductwork at the lowest point in the building, the source of the leak becomes visible.

Once the water source is identified and resolved (by us, or by the appropriate plumbing contractor if it's outside our scope), we clean, restore, and encapsulate the underground duct system. Indoor air quality improves dramatically, and the duct system is sealed against future intrusion.

How We Minimize Disruption for Residents and Management

Management stays in the loop, tenants stay informed. We provide a written project schedule up front — what access we need, how long each phase takes, and when drain or duct service will be paused. Management typically acts as the point of contact with residents, and we give you everything you need to communicate clearly.

No excavation, no landscaping repair. Because our process works through existing access points, we don't tear up parking lots, sidewalks, courtyards, or landscaping. When we're done, your project is genuinely finished — no follow-up work from paving or landscaping contractors, no ongoing coordination.

Respectful of every space we enter. Our technicians are trained to treat resident units and common spaces with care. We're in and out efficiently, and we leave spaces the way we found them.

Coordination with your vendors. If your building works with a plumbing contractor, HVAC vendor, or facility engineering firm, we'll coordinate directly with them — you decide who we communicate with, and we handle the rest.

What to Expect: Our Process

Step 1 — Inspection, Locating & Mapping
We begin with a full HD camera inspection of the affected sewer lines or underground ducts, and we locate and map the underground system so management has a complete picture. Your team receives a detailed written report with video, deliverable by shareable link.

Step 2 — Project Planning
Based on inspection findings, we build a phased plan that may include installing clean-out access points, sewer lining, epoxy coating, or underground duct restoration. You'll see the recommended scope, the sequence, and the tenant access needs before we start.

Step 3 — Installation
Sewer lining is cured on-site using a UV system that significantly reduces the time drains are out of service. Duct restoration is performed through existing access points with no wall or ceiling demolition. Most projects are completed in a small number of visits with clearly defined access windows.

Step 4 — Back in Service, With a Long-Term Warranty
